Why We Built Hotel Trace

Texas hotels report their room revenue to the state, and by law it’s public information. Hotel Trace sets each hotel beside similar hotels nearby to show which ones are earning less per room, and adds the owner from county property records wherever a county publishes them. We built it for the people who can turn a struggling hotel around: the management companies that run hotels and the buyers who take them on.

Our approach

How We Treat the Data

Where the records come from, what we add only when you ask, and how to have your details taken out.

  • Public records first.

    Every lead starts from the state’s hotel tax filings. County appraisal and property tax records and the state’s business records come next, wherever they’re published.

  • We show our work.

    Figures carry their arithmetic and their source. When we’re not sure a county record belongs to a hotel, the record says so instead of showing it as fact.

  • Contact details only when you ask.

    Phone numbers and emails come from a data provider on request, and only where one is on file. Any Do Not Call or litigation flag sits beside the number it belongs to. A litigation flag marks someone who has sued over calls, and it turns off one-click dialing.

  • Your work stays yours.

    Your stages, calls, and notes belong to your company. Other customers never see them, even in the same market.

  • Owners can opt out.

    If it’s your number and you want it out, write to us and we’ll take it out. Our Do Not Call policy covers phone numbers, and our privacy policy explains how to ask us to remove your details.

A Note From Danny

In Texas, the room revenue a hotel reports to the state is public information, hotel by hotel. Set beside the property records each county publishes, it shows which hotels are falling behind similar hotels nearby, and who owns them.

We built Hotel Trace to put that record in front of the people best placed to act on it: management companies looking for their next contract, and investors looking for their next hotel.

Our figures are worked out from public filings, and where we are not certain, the record says so. If anything looks wrong to you, please let me know.
